Our Process
Step 1: The Initial Meeting
The initial meeting between Triumph Building Group (TBG) and you, our Client includes a review of your "wish list" and any questions that you may have regarding home construction.
During this meeting, we may review building plans, materials and the components of your home such as windows, siding & roofing materials, building specifications as well as interior design finishes that you may desire and that are available to you.
Step 2: Financing Your New Home
TBG has several preferred lenders to recommend that offer construction to perm financing specific to custom home building. These highly trained professionals can advise you on the best financing options available to you to purchase your lot and build your new home.
Step 3: Finding the Perfect Property
In addition to the lots offered by TBG, we can assist you with your lot search with the help of one of our preferred Realtor Partners who often have knowledge of properties that may not be listed in the MLS Systems.
Once the perfect property has been identified, we will conduct a feasibility review to confirm the lot will allow you to build the home you desire and to prepare a lot improvement budget.
Step 4: Preliminary Planning, Design & Pricing
Depending on the overall project and home design desired, it may be necessary to meet with our Architect to design the custom home of your dreams. Preliminary pricing is subsequently prepared for you based on the details discussed during these meetings in conjunction with the lot improvement information. As you move forward with the process, parameters for the home design and budgets are finalized based on a tailored fit between the wish list details and your budget.
Step 5: The Permitting Phase
TBG will typically apply for all necessary permits required with the respective township, municipal and county authorities to complete your home building project. This includes the skillful coordination of assembling the architectural home plans, the engineering of grading plans, survey work, soil testing, stormwater management design, water and sanitary designs as applicable.
Prior to permit submissions, you will have completed your structural, rough electrical and plumbing selections. These selections are necessary to provide us with the details needed to obtain your building permit.
Step 6: The Construction of Your New Home
This is where you watch your dream home come to life. Your time spent carefully designing your new home with our team of preferred professionals will bring those dreams to reality.
Once the electrical, plumbing and heating are complete, the installation of insulation and drywall will begin. Following drywall will be the installation of trim, paint, tile and flooring, installation of cabinets and all interior finishes.
As your home nears completion, a pre-delivery orientation walk through is scheduled. Here we will explain your new home heating and cooling systems along with providing an orientation with the basic home operation, general use and care along with the details of your 12 month and 10 year structural new home warranty.
